Alt-doc

What alt-doc lending means, how it differs from low-doc, and what documents typically substitute for full financials.

Alt-doc, short for alternative documentation, describes lending assessed using documents other than full, accountant-prepared financial statements — commonly BAS statements, bank statements, an accountant's letter or a signed income declaration. It sits between full-doc and no-doc on the documentation spectrum, generally requiring more evidence than a pure low-doc declaration but less than a complete set of financials and tax returns. Self-employed borrowers and businesses whose most recent financials do not yet reflect current trading, perhaps following a recent expansion or a change in structure, are common users of alt-doc facilities. Lenders offering alt-doc terms typically price and structure more conservatively than a full-doc equivalent, and cross-check whatever alternative documents are provided against each other, such as bank statement turnover against BAS-reported sales, before relying on them.
