Specialist fund

What a specialist fund is in commercial lending, and what kinds of deals it's typically set up to write.

A specialist fund is a lender established with a mandate focused on a particular niche — construction and development finance, mezzanine and preferred equity, impaired credit lending, or a specific asset class — rather than a broad general lending book. Because their mandate is narrower, specialist funds often develop deeper expertise and more flexible credit appetite within their niche than a generalist lender, making them a common fit for complex development feasibilities, credit-impaired borrowers with a sound underlying story, or facilities that need a lender genuinely comfortable with subordinated risk. Specialist funds are typically funded by wholesale or institutional investors seeking the return profile a niche lending mandate can generate, and their appetite and pricing shift with market conditions and fund capacity in ways worth checking at the time of enquiry rather than assumed to be static. Solara's panel spans specialist funds alongside banks, private lenders and non-bank lenders, and matching a file to the right specialist fund is often what makes a complex deal financeable at all.
